What youll be doing...

This position has end-to-end responsibility for the development, implementation, and management of MLAs and site acquisition for in-building solutions for LTE & 5G technology. The role comprises of executing short- and long-term strategy for In-building deployment plan (administration of multi-tier agreements), forging and managing relationship with varying entities (Campus Administration, municipalities, private Landlord etc.) for LTE & 5G in-building deployments.

This includes, but is not limited to:

  • Identifying high value co-location and attachment opportunities, (i.e. Venues, municipalities, and commercial enterprises). Establishing master lease or licensing agreements for the purpose of enabling VZW to install antennas, equipment, and deliver fiber.
  • Facilitating discussions with landlords and property managers to ensure the deployment of in-building solutions by explaining wireless service benefits in an in-building environment.
  • Crafting effective and efficient processes for internal/ external team members to keep them on track for in-building lease goals and address day to day operational questions and provide guidance.
  • Forecasting, and reporting of leases agreements and site development progress; with accurate and timely maintenance of internal databases.
  • Managing vendors through site development and subsequent amendment processes: e.g., lease negotiation and permitting. Ensuring proper FAA, FCC, NEPA etc requirements are met.
  • Collaborating with landlords, community officials, consultants, and legal counsel to resolve any property management challenges. Address concerns for prospective lease opportunities with landlords.
  • Ensuring that the negotiated and drafted agreement terms and conditions are made in the best interest of Network (i.e. maximum benefit with minimum risk). Contracts being made for all in-building and venue types, keeping the field (site acquisition companies, contractors) knowledgeable on the deals and what we can and cannot do.
  • Being able to interpret site acquisition companys data for project progress tracking, analyze trend and pattern using project tracking data to establish progress scorecards.
  • Establishing and fostering relationships with internal / external teams (sales, RF, strategic partnerships with big companies, municipalities, commercial landlords, campus etc.).

    Youll need to have:

  • Bachelors degree or four or more years of work experience.
  • Three or more years of relevant work experience.
  • Experience pertaining to in-building DAS deployments.
  • Real Estate or Land Development experience.
  • Valid drivers license.
  • Knowledge of regulatory requirements (FAA, FCC, NEPA, SHPO).
  • Even better if you have:

  • Bachelor's degree in Business Management or Legal Studies.
  • Four or more years of direct relevant work experience pertaining to in-building DAS deployments.
  • Strong financial acumen. Ability to budget, track and track spend projection on real estate budget.
  • Strong organizational skills, being detail oriented and having the ability to work independently, accurately and effectively in a dynamic and fast-paced environment.
  • Strong Project Management skills.
  • Hands on experience on various in-building lease types, requirements, providing input to legal counsel on lease terms and identify risks appropriately.
  • Ability to prioritize tasks and work quickly independently.
  • Strong writing skills for business case memorandums and other forms of written or verbal communication.
  • Ability to be team oriented. Coach, train, manage and mentor team of contractors and site Acq. resources efficiently.
  • Four or more years of Real Estate or Land Development experience to include property management, lease negotiation/review, environmental due diligence, site acquisition, zoning/permitting, and title research with a wireless communications company or utility.
  • Four or more years in complex contract negotiation and RFP/RFI issuance, review and preparing responses.
  • Proven ability to lead people in transforming an organization toward a strategic focus while continuing to maintain daily field supporting operational functions.
  • Understanding of the in-building wireless design, implementation and maintenance functions.
  • Expert proficiency in Microsoft Office Suite (Excel, Word, and PowerPoint).
  • Willingness to travel overnight. Occasional 5 - 10% of the time.
