Id: 164546 Location: Long Island City, New York JobType: Direct Hire JOB SUMMARY Reporting to the Senior VicePresident, Corporate Real Estate, the Senior Administrator/ProjectManager will be responsible for lease administration, rentcollections, receivables, preparation of lease abstracts, billingof rents, rent escalations and utility charges. He/she will prepareand maintain databases of forecasts and trends and provide writtenfindings across the Bank s corporate real estateportfolio. ESSENTIAL JOB FUNCTIONS Assist the Senior Vice Presidentand Team in updating policies and procedures to ensure conformityto the bank s risk, regulatory and corporate controlsrequirements. Communicate with municipal and local agencies withrespect to matters dealing with the Bank s Real Estateoperations. Manage the compliance and submission processes of NYCand other municipalities tax filing documentation;interface with outside attorneys retained by the Bank for thesetime-sensitive purposes. Interface with leasing attorneys forongoing activities, including Landlord-Tenant matters. Reviewoccupancy costs and prepares projections and budgets as requiredfor Bank owned and leased properties. Field incoming service callsand Facilities Services help tickets from branches and bank ownedproperties; dispatch vendors for service calls; follow up to ensurethat the work is tracked and closed out. Interface with internalcustomers to ensure facilities are being operated and maintained ina safe and sound manner. Address within the team'sstructure, emergencies that may occur affecting bank owned andleased properties. Ensure that vendors are performing and billingout their services in accordance with underlying contractualagreements. Track, prepare and maintain cost variance and technicaldata reports. Assist in gathering and cataloging of market researchon comparable rents, occupancy costs, vacancies/ availability ofreal estate trends. Explore benchmarking and best-practiceopportunities. Assist the Senior Vice President in leasenegotiations and related matters. Schedule and attend meetings withoutside Landlords and managing agents as required to represent theBank to review and discuss topical matters. SKILLS/QUALIFICATIONSBachelor's Degree with 5 years practical experience in theReal Estate and/or Property Management, Building Operations orConstruction fields. Intermediate proficiency in MS Word and Excel.Proven experience in Lease Administration including leasenegotiations. Excellent communication skills (both verbal andwritten).
